What Bahama shutters cost in Topsail Beach, and which of the three you actually need

Bahama shutters in Topsail Beach are $55/sq ft installed for the decorative version, $60/sq ft for the rated fixed-blade version and $70/sq ft for articulating. The rate covers the panel, the top hinge, stainless anchors specified for salt air, the permit and a design pressure calculation on each opening.

Most of the calls we get about Bahamas on the south end start with the sun rather than the wind. The panel sits out over the glass at an angle and stays there, so it shades the window every afternoon of the year. On the sound side that counts for more than people expect, because the water throws light back at the house from the west and a room facing it takes the sun twice.

There are two products sold under one name and the difference between them is the whole decision. A decorative Bahama is a louvered shade. It is not rated, it is not protection, and it does nothing for your insurance. The rated fixed-blade version at $60/sq ft carries ASTM E1886/E1996 and qualifies for the wind mitigation credit. If the shutter is meant to be the thing between your glass and a flying limb, it has to be that one, and we will not let a decorative panel go out on a quote as though it were.

Articulating Bahamas at $70/sq ft are the ones with arms. They open to whatever angle you want instead of sitting at a fixed one, which is worth paying for on a window you sit beside and is not worth paying for on a gable nobody has ever opened.

Then there is the calendar. Topsail Beach empties after Labor Day, and the season that follows is the one storms arrive in. A Bahama is already over the glass. Nothing has to come out of a shed, nothing has to be fitted by somebody who drove three hours to do it, and there is no version of the week before landfall where the shutters are still in the garage.

What a Bahama will not do is cover a slider or a wide water-facing span. It hangs from the head of the opening, and past a certain width the panel gets heavy and the hinge line is what suffers. On those openings we quote accordions at $38/sq ft or a roll-down, and put the Bahamas on the windows where they earn the money.

A house you want fully closed up
Bahamas shade a window, they do not black it out, and they do not fold away when the season is over. If you want glass completely clear in July and completely covered in September, panels or accordions are the honest answer.
A decorative budget on a rated job
If protection is the reason for the shutter, the decorative version does not provide it at any price. We would rather quote rated Bahamas on four windows than decorative ones on eight and let you believe the house is covered.
